Getting Property Maintenance for Rentals in Darwin
If your house for rent in Darwin needs repairs or maintenance, it’s important you know who to contact so that the problem can be resolved quickly. It is your landlord or property manager’s responsibility to keep a rental property in an acceptable condition of repair throughout a tenancy, taking wear and tear into account.
How to Request Repairs
Unless the landlord has requested it be in writing only, you may request repairs either verbally or in writing. The type of repair will determine how soon it is handled, so bear this in mind when you request repairs.
If you request repairs verbally and the landlord fails to arrange them in good time, you must give written notice before you may take legal action to have the repairs made in accordance with the provisions of your lease agreement.
All of the following information must be included: name, address and phone number of the landlord or agent; address of the rental property; your name; information about the repairs or maintenance that are required; and your signature and the date of notification.
Urgent Repairs
Some types of repairs are classed as an emergency. In these instances, you must inform your landlord as soon as possible. They will then have five days to make the repairs, or to arrange for the repairs to be made within 14 days.
Urgent or emergency repairs can include:
- leaking water pipes
- a clogged or broken toilet
- a significant roof leak
- a gas leak
- a potentially dangerous electrical issue
- serious water damage
- severe collision, fire, or storm damage
- failure or malfunction of the building’s water, power, or gas systems
- a serious fault in a staircase, lift, or other area that prevents you from entering or using the property
- failure or breakdown of an essential service or appliance for water or cooking
- fault or damage that renders the premises unsafe or insecure
- fault or damage that can injure a person, damage property, or inconvenience you
If Your Landlord Fails to Make Repairs
If your landlord breaches your tenancy agreement by failing to perform repairs as required by the terms of your lease or by applicable legislation regulating emergency repairs, you have two options: serve them with a notice to rectify the breach or advise in writing you are ending your lease.
